Wayfair Plans 140 KSF Store in Denver
The company leased the space from Stockdale Capital Partners.

Wayfair Inc. has plans for a 140,000-square-foot store in Denver, slated to open in 2026. The company signed a lease with Stockdale Capital Partners at the 1.1 million-square-foot The Shops at Northfield. SRS Real Estate Partners and Newmark arranged the transaction.
The retailer will occupy the building at 8298 E. Northfield Blvd., formerly home to a Macy’s store. Spanning two floors, Wayfair’s future location in Denver will feature 19 departments, including furniture, houseware, appliances, mattresses and decor as well as an on-site café dubbed The Porch.
Earlier this year, Wayfair signed a 150,000-square-foot lease with JLL Income Property Trust for a store in Atlanta. The company will occupy a former Walmart location at The District at Howell Mill, a 306,109-square-foot shopping center.
Wayfair’s first physical store is in Wilmette, Ill. The furniture retailer also plans to open a location in Yonkers, N.Y.
The Shops at Northfield, up close
Stockdale Capital Partners has owned The Shops at Northfield since 2022, when the company purchased it from QIC for $71 million, according to Yardi Research Data. To finance the acquisition, Western Alliance Bank issued a $70.1 million note, which is scheduled to mature next year.
Anchored by Super Target, JCPenney and Bass Pro Shops Outdoor World, The Shops at Northfield came online in 2005 at 8340 Northfield Blvd., spanning an 81-acre site. The tenant roster also includes H&M, Claire’s, Bath&Body Works, Nike, Old Navy, Starbucks and Regus.
The property is at the corner of interstates 70 and 270, some 10 miles northeast of downtown Denver. The Rocky Mountain Arsenal National Wildlife Refuge, Dick’s Sporting Goods Park Stadium and the Pat Schroeder Visitor Center are within 3 miles of The Shops at Northfield.
SRS Real Estate Partners Senior Vice Presidents Erik Christopher and Tony Pierangeli, together with Vice President Tami Lord, arranged the lease signing, alongside Newmark Executive Managing Director Matt Curtin.
