ViaWest Signs 50 KSF Medical Office Tenant

The space is within a conversion project underway in Chandler, Ariz.

HonorHealth has signed a 50,000-square-foot medical office lease at Chandler Integrated Care Campus, an 187,000-square-foot office conversion project underway in Chandler, Ariz. ViaWest Group owns the property and a JLL team is in charge of leasing.

The tenant plans to open the Arizona Center for Cancer Care at the new location, as well as provide primary care, pain management and breast surgery services. The roster also includes CVS Health, which leases 67,000 square feet.

ViaWest acquired the three-story asset at 2700 W. Frye Road last December from Net Lease Office Properties for $15 million, according to Yardi research data.

The building initially came online in 2004 as a residential building and was repurposed for office use in 2008, the same source shows. The property has about 765 parking spaces, three passenger elevators, conference and meeting rooms.

The owner is investing $24 million to convert the building to medical office use. Upon completion, the facility is set to include an on-site fitness center, physicians lounge and a grab-and-go food service option. JLL Executive Vice Presidents Mari Lederman and Katie McIntyre are the exclusive leasing brokers for Chandler Integrated Care Campus.

The 14-acre property is less than 4 miles from downtown Chandler and 17 miles from Mesa Gateway Airport. Downtown Phoenix is 21 miles northwest. Other medical providers in the area are Agave Pediatrics Chandler, Chandler Regional Medical Center Emergency Room and Brannata Dermatology.

Phoenix’s growing MOB inventory

Phoenix’s medical office pipeline included six projects under construction at the end of June, totaling more than 377,000 square feet, Yardi research data shows. The market also had 33 prospective projects or in different planning stages.

One of the underway projects is a five-building, 100,000-square-foot medical office campus developed by Tri-City Cardiology Consultants Real Estate Holding Co. in San Tan Valley, Ariz. The first two facilities are set to come online next May.
