Transwestern Starts Work on 1.4 MSF Houston Project
The expansion will bring this campus’ footprint to 2 million square feet.
Transwestern has broken ground on the second phase of Innerbelt Northwest Logistics Park in Houston, set to add four more buildings totaling 1.4 million square feet. This will bring the campus’ total footprint to nearly 2 million square feet.
The project is slated for delivery in the third quarter this year. Leasing efforts will be handled in-house.
Innerbelt Northwest Logistics Park is at 9611 7th St., in the Northwest submarket, close to Interstate 45. George Bush Intercontinental Airport is 13 miles from the complex.

Two of the four buildings are already preleased. The other two encompass 183,080 and 428,800 square feet. Building 1’s features will include 32-foot clear heights, 50 dock-high doors and four drive-in doors, while the second structure will have 36-foot clear heights, 118 dock-high doors, four drive-in doors and 52 trailer parking spots. A combined 353 car parking spots will also be added.
Buildings 5 and 6 each measure 380,800 square feet. Transwestern’s Executive Managing Director Brian Gammill, together with Managing Directors Darryl Noon and Craig Bean, are the leasing brokers in charge.
Innerbelt Northwest Logistics Park’s first phase of development came online during the second quarter of 2025 and is currently fully leased. It includes the 417,360-square-foot Building 3 and the 184,320-square-foot Building 4.
Last month, Transwestern completed East Belt Logistics Park, also in Houston. That project encompasses 850,000 square feet across two buildings.
Texas leads in industrial development
As industrial development is thriving along the U.S.-Mexico border and firms are repositioning their supply chains and manufacturing networks, Texas markets are benefiting. At the end of 2025, Houston and Dallas led nationwide rankings in industrial construction, according to a recent Yardi Matrix national industrial report. Dallas secured the top spot, with 30.1 million square feet underway, while Houston placed third nationwide, with 19.4 million square feet.
Throughout 2025, the two Texas metros led in construction starts too. Developers broke ground on 48.1 million square feet across Houston and Dallas, accounting for more than 18 percent of 2025’s total.
Recent development activity in Houston includes Union Pacific Railroad’s 2,000-acre, master-planned development in Rosenberg, Texas. Dubbed Mainline Texas Industrial Park, the project is currently underway and has the potential to include more than 20 million square feet.
