Transwestern has facilitated 187,300 square feet of office leasing at 3400 at CityLine, a Class A building in Richardson, Texas. Transwestern Development Co. delivered the property in 2017.
“We have seen tremendous interest since we delivered the property. 3400 at CityLine is a new spin on mid-rise construction methodology, not before seen in the Dallas-Fort Worth market,” Will Paton, TDC’s vice president, told Commercial Property Executive. “The building provides a stunning tour experience for tenants and offers all the amenities that today’s top corporate users expect.”
The 313,000-square-foot property is located at 3400 N. Central Expressway. The new tenants include DXC Technology Co., which leased 100,300 square feet; Xandr, the advertising analytics group of AT&T Services, which took 24,700 square feet; and Common Desk, a Dallas-based boutique coworking provider that leased 31,500 square feet. Additionally, Generational Equity is relocating its corporate headquarters, leasing roughly 31,000 square feet in the building. With the new lease commitments, the building is now 60 percent occupied.
“We have a good blend of companies in financial services, telecom, and technology. They have all signed long-term leases, which is a testament to their commitment to 3400 at CityLine,” Paton said.
The property includes 1 acre of outdoor event space, an indoor deli and tenant lounge and a state-of-the-art fitness center. The building’s coworking provider, Common Desk, will add a coffee bar available to all building occupants. Common Desk also has a propriety app called Ellum that will manage building reservations and activity programmings, such as fitness classes, conference room reservations and happy hours.
In addition, the building offers shuttle service to the CityLine campus with stops at the Whole Foods, DART rail station and restaurant row.

The property is situated within one of the largest transit-oriented developments in Dallas-Fort Worth. The building offers prominent frontage on the thoroughfare with the highest vehicle-per-day count in all of Dallas-Fort Worth.
For tenants that want high visibility, the signage opportunity has been a meaningful decision-making component. The property is also proximate to the CityLine campus, so tenants benefit from the plethora of amenities within the district. It’s also near the Spring Creek Trail System, a 4.5-mile network of trails, and the 100-acre Spring Creek Nature Area.
In 2017, 3400 CityLine ranked seventh in top 10 Dallas office completions, according to Yardi Matrix data.
