Topgolf to Anchor Garlington North Development in SC

Topgolf has signed a 13.5-acre lease at the upcoming Garlington North, a 77-acre mixed-use  property on the outskirts of Greenville, S.C. The Shopping Center Group (TSCG), acting as exclusive leasing advisor of the development, represented owner and developer RealtyLink LLC, also handling negotiations for Topgolf.

The site is located at the intersection of Interstate 85 and Pelham Road, one of the most trafficked interstate areas in upstate South Carolina. Additionally, Greenville ranked fourth among the fastest growing cities in the U.S. between 2015 and 2016. Developed in two phases, Garlington North will include 24 acres of green space and preserved wetlands.

Ongoing development

The first Topgolf in South Carolina will occupy 13.5 acres in the northwestern corner of the site, next to CubeSmart, which is currently under construction. The site will offer competitive golfing games with advanced technology to track players’ shots, featuring a three-level facility and 72 climate-controlled hitting bays.

The last three parcels of Phase I, totaling 10 acres, are available for sale or ground lease. TSCG is pursuing dining, hospitality, entertainment, retail and office options. According to Neil Wilson, principal at RealtyLink, the company is considering retail, office, industrial and/or flex space for the 24-acre Phase II of Garlington North.

“This region overall is one of the fastest growing in the United States and has been touted by top media and research outlets for its growth potential and strong job market,” said Andy Misiaveg, partner at TSCG, Carolinas, in a prepared statement.  “The Greenville market continues to evolve due in part to the strong presence of international corporations such as BMW, Flour Engineering, Fuji, Bosch and Michelin; as well as the notoriety of its dynamic Main Street.”
