Top 5 Industrial Projects Under Construction in Atlanta
The metro's pipeline is leaning heavily toward large-scale projects.
Atlanta’s industrial construction pipeline continued to expand during the first half of 2026. As of June, the metro had 18. 4 million square feet underway, representing 3.1 percent of stock, according to Yardi Matrix. Nationally, 400 million square feet, or 1.9 percent of stock, was under construction.
Warehouse and distribution starts totaled 8.0 million square feet in 2025 and another 5.3 million square feet during the first half of 2026, following just 9.2 million square feet during 2023 and 2024 combined. River Park E-Commerce Center has been one driver of the renewed activity.
The following list includes Atlanta’s five largest industrial projects under construction as of the end of May, spanning large-scale logistics, warehouse and data center development.
1. River Park E-Commerce Center – Building 9
River Park E-Commerce Center – Building 9 tops the ranking at 1.4 million square feet. The Jackson project broke ground in May 2026 and is expected to come online in March 2027.
The development is part of the 2,000-acre River Park E-Commerce Center. According to Yardi Matrix, the campus continued its expansion as a driver of renewed development activity for Atlanta’s industrial space, with 5.3 million square feet already completed and three additional buildings totaling 3.3 million square feet having started construction during the past year.
2. T5@Atlanta III – Buildings 3-5
T5@Atlanta III – Buildings 3-5 encompasses 1.2 million square feet in Lithia Springs. Construction started in August 2024, with completion scheduled for August 2026.
T5 Data Centers currently lists its Atlanta III campus in Lithia Springs among its pre-leased sites under construction. The project also reflects the growing role of data centers in Atlanta’s development pipeline. In 2024, the sector overtook warehouse and distribution as the largest segment of industrial starts by square footage in the metro.
River Park 6, a 724,687-square-foot logistics facility completed in 2023, is also part of the master-planned development along Interstate 75.
3. Bremen Logistics Center
Bremen Logistics Center ranks third at 1.2 million square feet. The project broke ground in October 2025 and is expected to be completed in October 2026, Yardi Matrix data shows.
Panattoni Development is developing the project at the southwest corner of Buncombe-Waco Road and 5 Points Road in Bremen.

4. PNK Griffin – Building 2
PNK Griffin – Building 2 comprises 1 million square feet in Spalding County. Construction started in May 2026, with completion expected in November 2027, according to Yardi Matrix data.
PNK Group is developing the project, also known as PNK Griffin 200, on a speculative basis. The facility is the company’s second project within the industrial park, following a 306,000-square-foot build-to-suit manufacturing and distribution property completed for Rinnai America earlier this year.
PNK’s current property listing identifies Griffin 200 as under construction and gives the building size as 1 million square feet.
5. River Park E-Commerce Center – Building 11A
River Park E-Commerce Center – Building 11A totals 1 million square feet. The property at 850 Logistics Parkway in Jackson broke ground in August 2025, with completion expected soon.
Havenwood Holdings owns the 44.21-acre property, which features a 40-foot clear height, 50- by 54-foot column spacing and a truck court of up to 185 feet. The facility is roughly 1.7 miles from freeway access.
Building 11A is the second River Park project on the list. The larger Jackson campus counts Procter & Gamble, Amazon Web Services and Georgia Power among its tenants.
