Ti Cold Development to Build Phoenix Storage Facility

CBRE will market the speculative project that is slated for delivery in early 2022.

Ti Cold Development has purchased a 27.2-acre parcel in El Mirage, Ariz., where it will develop the first phase of Copperwing Logistics Center. The developer plans to complete the speculative cold storage facility in early 2022.

Located at the northwest corner of Joe R. Ramirez and Dysart roads, the property will total 320,160 square feet of fully convertible and expandable storage space supporting temperatures from -10 to 35 degrees Fahrenheit. The building will include 45,000 pallet positions, a 40-foot deep-refrigerated rear rail dock, a preapproved foreign trade zone, 50-foot clear heights, 51 trailer stalls and rail service provided by BNSF Railway.

CBRE’s Jason Lev, Rusty Kennedy, Pat Feeney and Dan Calihan represented the buyer. The same team will also market the project.

High demand, limited supply

“The lack of existing cold storage space, limited number of available pallet positions and the ease of access to service California and the surrounding states provides an asset to tenants in a market where the vacancy rate is incredibly low,” Lev told Commercial Property Executive. 

The CBRE team stated in prepared remarks that they expect the site to draw interest from food producers looking to increase pallet storage capacity and third-party logistics firms looking to strengthen supply chain capabilities.

The site is 20 miles from downtown Phoenix, a short distance from both Northern Parkway and U.S. Route 60.

Phoenix has been a hotbed for construction activity over the past few years, with more companies looking to expand in the market. Several major projects are reshaping the metro, from light rail expansions to a number of major industrial developments.
