Thompson Thrift Breaks Ground on $225M Phoenix-Area Project

Plans call for a mix of retail, restaurant, hotel and multifamily space.

Thompson Thrift broke ground late last month on The Gilmore, a 35-acre mixed-use development in the Phoenix suburb of Gilbert, Ariz.

The Gilmore will include roughly 200,000 square feet of grocery, retail and restaurant space, a hotel and 300 luxury apartment homes just off Loop 202 at the northwest corner of Val Vista Drive and Germann Road.

The first resident move-ins should begin in early 2027, and retailers will likely begin to open in the second half of next year.

Among the first 25 tenants that signed leases are Rebel Wine Lounge, Jersey Mike’s, Sweathouz, a 64,000-square-foot Safeway, Better Buzz Coffee, Square 1 Food Hall, Handel’s Ice Cream, Woof Gang Bakery, Over Easy, Phantom Fox Brewery, Level 1 Arcade, and Nook Kitchen.

Floorplan offerings for The Residences at The Gilmore comprise 300 studios, one-, two- and three-bedroom apartment homes averaging 1,000 square feet of living space in various layouts.

Thompson Thrift will include covered walkways, inviting common areas, murals by local artists and outdoor gathering spaces.

Thompson Thrift has other ongoing developments in Arizona, including Elliot Tech Center in Mesa, Germann Commerce Center in Queen Creek, Pointe17 and Refinery at Pointe17 in Phoenix, The Maddox in Buckeye, Stella in San Tan Valley and South Bridge Marketplace in Maricopa.

Also in the Valley of the Sun, a new affordable housing community La Esperanza Terrace has opened in west Phoenix, adding nearly 100 units for low-income families.

There will soon be 590 units available across two new apartment projects in North Phoenix’s Desert Ridge area that will mix luxury and affordable housing options, along with retail and recreational spaces.

Additionally, Central Station will feature two high-rise towers with 365 luxury apartments, 693 student housing beds, retail and office spaces.

The EcoPhx at 3rd Avenue and Roosevelt Street is a sustainable 70-unit apartment community with greywater recycling, solar energy usage, a car-share program and retail space.

In Scottsdale, Optima has moved ahead with its $1 billion multiphase project, comprising six buildings with expansive amenities.

And Ray Phoenix, a 26-story luxury tower forecast to be completed by early 2026 in downtown Phoenix has topped out.
