Third & Urban to Open Part of Armour Yards in Atlanta

The company has completed the first two buildings of the mixed-use redevelopment project, with the third one being slated for completion in early 2017.

AtlantaThird & Urban Real Estate has announced the completion of the first two buildings of the already announced repositioning and rebranding project of former industrial district Armour Yards in Atlanta. The third building of the development is slated for completion in January 2017.

Located at the corner of Buford Highway Connector, Atlanta BeltLine and Path 400, Armour Yards is easily accessible from I-85, I-75 and GA 400. The property is in close proximity to the recently expanded SweetWater Brewing Co. campus, which draws high-tech companies and iconic restaurants such as Fox Bros.

The first phase of Armour Yards consists of four buildings adding up to 190,000 square feet, with plans to increase the size of the project to approximately 300,000 square feet. In the last sign of progress, gaming company AGS leased 17,604 square feet, being represented by NAI Brannen Goddard Managing Director Darren Butler. Jeff Bellamy, Brooke Dewey, Liz Koteles and Ben Reeves with JLL represented the landlord. In addition, the tenant roster of the company includes Concordia Anesthesiology and software company Thingtech. “The majority of activity at Armour Yards is with firms who are currently located in Class A buildings and seeking a creative environment that offers the ability to collaborate with neighboring firms. We expect this trend to continue as firms are involving employees in the decision-making process now more than ever,” said Bellamy, JLL managing director.

Led by Pierce Lancaster and Hank Farmer, the company teamed up with JLL to ensure the completion of the new hub of activity. “The new Armour Yards area quickly has established itself as the go-to spot for companies led by today’s creative class. With JLL’s help, we expect the leasing momentum to continue,” Lancaster, managing partner with Third & Urban, said in prepared remarks.

As reported by Atlanta in Town Paper, the $70 million redevelopment project was initially planned as an assemblage of seven warehouse buildings that were later expanded into a mixed-use development with office space, restaurants, a coffee shop and entertainment options.
