The O’Donnell Group Inks 101 KSF Industrial Lease in Greater LA
The tenant will establish its North America headquarters at the location.

Republic Floor has signed a full-building lease at 7227 Telegraph Road, a 101,429-square-foot freestanding warehouse and distribution facility in Montebello, Calif. The property will serve as the flooring company’s new North America headquarters.
Executive Director Tim Wallace of Cushman & Wakefield represented the tenant. The Colliers team assisting the owner, The O’Donnell Group, included Vice President Connor McRae, alongside Senior Executive Vice Presidents Scott Heaton and Chris Sheehan.
Completed in 1973 and refurbished in 2019, the facility sits on 3.9 acres and features motion-censored LED lighting, 24-foot clear heights, 10 dock-high positions and a ground-level ramp. The Class B property offers 101 parking spaces and includes 5,133 square feet of office space.
The distribution facility is located at 7227 Telegraph Road, 11 miles from downtown Los Angeles and has access to interstates 5 and 710. Companies in the surrounding area include Source Logistics, Sugar Foods Corp., Unified Grocers and FedEx, among others.
Wallace mentioned in prepared remarks that the location represented an opportunity due to its connectivity throughout Greater Los Angeles, a competitive area that lacks modern facilities. According to the latest CommercialEdge report, Los Angeles’ industrial sector had a 2.1 percent vacancy rate as of October, lower than the national rate of 4.0 percent. Additionally, the metro’s average industrial rent registered a 9.7 percent increase year-over-year.
