The Largest Residential Developments Built in 2015 in Dallas

Last year, 19 multifamily rental projects of 50+ units were delivered in Dallas, adding 5,351 new units to the housing inventory.

Dallas—While Dallas’ rental market spurred with activity in 2014, developers continued the buzz throughout 2015—unlike in San Francisco, where the number of new apartments decreased by close to 40 percent from one year to another. In 2015, developers added 19 large rental projects of 50+ units totaling 5,351 new apartments in Dallas. This marks a drop of just 11 percent from the 2014 peak, when 6,053 rental units came online in 20 apartment buildings, according to Yardi Matrix.

1. Elan City Lights, 424 units

Greystar’s immense, 320,737-square-foot new-build targets young urban professionals with no less than 300 one-bedroom units, 19 studios and 15 alcove-style apartments—which leaves room for a still substantial 90 two-bedroom homes. 2. 3700M, 381 units

If the above development was a grandiose project, these three, 4- 20-story buildings by Cityplace also deserve a mention here. In addition to the 381 rental unit, 3700M also boasts full service concierge, business center with two private conference rooms, yoga studio and over 37,000 square feet of retail—adding up to a total of 340,864 square feet. 3. Alexan Fairmount, 368 units

This contemporary 5-story building at 4210 Fairmount St. is all about modern elegance. The swimming pool in the courtyard gives an instant picture about what a renter can expect at Alexan Fairmount: quality finishes and high-tech equipment throughout. 4. Olympus at Ross, 368 units

This project at 3501 Ross Ave. in Dallas targets mainly young professionals and couples with 222 one-bedroom apartments and 35 studios. However, the 303,645 square feet of space gave Olympus Property plenty of space to think about larger families too, and create 111 two-bedroom apartments. High-end materials aren’t missing, as quartz counters with contemporary glass tile backsplash and stainless steel appliances are included in the package. 5. NorthRock Lake Highlands, 362 units

The Prescott Group’s partially affordable, 302,148 square-foot residential development is LEED certified, and offers over 360 units and a generous 760-spot parking garage. The unit mix includes 16 one-bedroom, 119 two-bedroom and 27 three-bedroom apartments—the 557 square-foot units are reserved for low-income housing, while 38 units are affordable.
