Tech Firm Leases 63 KSF Building Outside Chicago
The company is relocating its headquarters for the first time in 30 years.

Sentinel Technologies has leased the entirety of Corporetum Office Campus X, a 63,409-square-foot office building at 410 Warrenville Road in the Chicago suburb of Lisle, Ill. The company will occupy the four-story building for its headquarters.
Napleton Automotive Group, which operates automotive franchises in seven states, owns the building. Stream Realty Partners represented Sentinel in the lease.
Sentinel, which specializes in business technology services, is planning to relocate in the first quarter of 2027 from its current headquarters in Downers Grove, about a mile away. The move to Lisle, which is a western suburb, marks Sentinel’s first relocation in more than 30 years.

Developed in 1999, Corporetum Office Campus X sits on 5.5 acres on Interstate 88, also known as the East-West Tollway, and includes 279 parking spaces. Amenities include an on-site conference center and a fitness area.
As part of the lease, various capital improvements will be undertaken to support Sentinel’s operations and long-term occupancy. Napleton acquired the property in 2015 for $9.9 million, according to Yardi Matrix data.
Stream Realty Partners Managing Directors Jordan Decker and Brian Duffy represented Sentinel in the deal. Colliers Principal & Executive Vice President David Florent and Senior Vice President Brent Jacob represented the landlord.
Chicago office in the middle of the pack
Metro Chicago’s office vacancy rate stood at 19.2 percent as of August, an increase of 10 basis points year-over-year, according to a Yardi Matrix report. That figure is higher than the national average 17.8 percent, but still in the middle of the road among gateway markets, with San Francisco (25.9 percent) and Seattle (24.7 percent) higher and Manhattan (10.2 percent) and Miami (11.6 percent) lower.
The greater Chicago market has seen a number of other headquarters deals recently. In April, retailer Claire’s Holdings, a company of Ames Watson, leased 43,200 square feet of office space at Columbia Centre III in the Chicago suburb of Rosemont, Ill. The retailer will relocate its headquarters from Hoffman Estates, Ill., in early 2027. Rialto Capital Management is the current owner of the foreclosed asset.
In May, law firm Vedder inked a 12-year lease extension for its global headquarters at 222 N. LaSalle St. in downtown Chicago, where it will continue to occupy 163,000 square feet in five floors. The firm has been headquartered at the 26-story building since 1988. Henry Crown and Co. is the owner.
