Claire’s Moves HQ to Chicago Suburb

Newmark and RCS Real Estate arranged the deal.

Retailer Claire’s Holdings, a company of Ames Watson, has leased a 43,200-square-foot office space at Columbia Centre III in the Chicago suburb of Rosemont, Ill. The retail firm will relocate its headquarters from Hoffman Estates, Ill., in early 2027.

Newmark and RCS Real Estate arranged the lease for the accessories retailer.

Rialto Capital Management is the current owner of the foreclosed asset, according to Yardi Matrix information.

Located at 9295 W. Bryn Mawr Ave., the property came online in 1989 on 4.6 acres and underwent cosmetic upgrades in 2011. It sits next to the Chicago O’Hare International Airport and is within walking distance of multiple transportation stations. Chicago is some 16 miles east.

The nine-story property spans some 250,000 square feet, with floorplates ranging from 25,000 to 30,000 square feet. Amenities comprise a fitness center, 24/7 building access, on-site dining and roughly 11,000 square feet of retail. Some 650 parking spaces are at ground level. Moreover, the building is LEED Silver certified.

The tenant roster includes American Airlines Credit Union, Oasis Financial and Peak Construction, Yardi Matrix data shows.

Senior Managing Director John Clark and Associate Director Sean Moran of Newmark, alongside Partner Spence Mehl of RCS Real Estate Advisors, oversaw the deal on behalf of the tenant. Executive Vice Presidents Joe Stevens and Steve Degodny of Transwestern represented the landlord.

Another Chicago suburb lease took place last month, when The Inland Real Estate Cos. signed a 16.5-year deal in Downers Grove, Ill. The location will serve as the company’s new national headquarters.
