TDC Expands in Texas with Massive Industrial Property

Dallas—Transpacific Development Company (TDC) added to its already extensive Texas portfolio a state-of-the-art industrial property in Fort Worth. The building, spreading over 1.44 million square feet, was completed in June 2016 and is occupied by DHL Supply Chain, which also developed the structure.

John Huguenard, international director at JLL and Sean Devaney, executive VP of JLL, represented DHL Supply Chain in the transaction. “Demand from users is very strong for quality distribution properties, on both a build-to-suit and speculative basis. 5600 Mark IV Parkway is one of the largest distribution buildings ever developed in the area and is a reflection of how desirable DFW (Dallas – Fort Worth Metroplex) is as a supply-chain destination,” Huguenard said.

The newly acquired building at 5600 Mark IV Parkway features a 36-foot clear height, 154 dock or drive-in doors, parking for 200 cars and 350 trailers, and an ESFR fire suppression system with an on-site back-up water tower. Additionally, the building’s infrastructure can withstand wind loads of 120 mile per hour. The distribution center is conveniently located at the intersection of interstates 35W and 820.

“DHL’s attention to detail, honed by their experience as both a developer and user, is evident in this property. We feel fortunate that DHL selected us as a buyer and as their landlord,” Thomas Irish, president of TDC, said in a prepared statement.

The property is one of the biggest structures ever built in the area, but DHL announced plans for an adjacent building of roughly 712,000 square feet. The construction is slated for completion in spring 2017.
