Stonemont JV Inks Full-Building Central Florida Lease
The tenant will occupy a nearly 500,000-square-foot facility.

Stonemont Financial Group and Iron Point Partners have signed a full-building lease at Topline Logistics Center, a 457,217-square-foot industrial facility in Ocala, Fla. Cushman & Wakefield represented the ownership.
Topline Logistics Center came online in 2023 at 2489 NW 35th Avenue Road. A $29 million loan from Ameris Bank financed its construction, according to Yardi Matrix information.
The cross-dock facility has a 36-foot clear height, four drive-in doors, 95 dock doors and a 3,766-square-foot spec office build-out. The property also features 247 car parking spots, 110 trailer parking spots and an 185-foot truck court.

Topline Logistics Center occupies a 35-acre lot situated 5 miles from Ocala International Airport and 35 miles from downtown Gainesville, Fla. Additionally, its location is directly off Interstate 75.
Cushman & Wakefield Executive Managing Directors Jared Bonshire and David Perez, together with Senior Director Taylor Zambito and Director Ryan Hubbard, brokered the deal on behalf of Stonemont and Iron Point.
Central Florida industrial market stabilizes
Central Florida recorded 2.4 million square feet of positive net absorption at the end of 2025, according to an industrial report by Lee & Associates. Despite the negative absorption recorded in 2025’s last quarter, the annual absorption was 56 percent higher than the one of 2024. The region’s vacancy rate stood at 8.6 percent at the end of September, up 70 basis points over the quarter.
Although deliveries declined throughout the previous year, mirroring national industrial market trends, developers had 3.3 million square feet underway in Central Florida, slated to come online in 2026. As for the quarter’s completions, they totaled 509,000 square feet.
