St. John Properties Inc., a Baltimore-based developer, has started work on a new building

at the Government and Technology Enterprise (The GATE) project, a 416-acre business community located within Aberdeen Proving Ground (APG) in Harford County, in order to meet the strong demand driven by the federal base realignment process (BRAC).

The 75,000-square-foot building will be located at 6190 Guardian Gateway. It will be a three-story Class-A office building, designed to achieve LEED Silver Certification. LEED Silver-designed buildings feature high-efficiency HVAC (heating, ventilating and air conditioning) systems, high performance windows, sustainable lavatory fixtures, a white thermoplastic polyolefin (TPO) roofing system, significant open space and wetland/forest preserves, drought-tolerant landscaping, and low VOC (volatile organic compound) paints, carpets and adhesives. The new building is also designed to connect with APG’s exclusive secure IT network and it will comply with federal antiterrorism/force protection requirements.

The BRAC process has turned APG into the nerve center for the Army’s technological development and procurement activities, making it extremely attractive to government contractors and other agencies. St. John Properties Inc. expects new tenants to move in this fall.

Project completion is scheduled for November. At that point, St. John Properties will have built 10 office and research and development (R&D) buildings at the base over the last three years, totalling more than 625,000 square feet.

The company owns and has developed more than 15 million square feet of office, research and development/flex, retail and warehouse space in Maryland, Colorado, Louisiana, Virginia and Wisconsin.

St. John Properties is developing the GATE, a growing state-of-the-art office and technology business park located immediately inside Aberdeen Proving Ground. The GATE has a capacity of up to 2 million square feet of office buildings, research and development flex space, and retail. Tenants include The Boeing Company, CACI, General Dynamics, L-3 Communications, Raytheon, Science Applications International Corporation (SAIC) and Telford Aviation.
