Skanska Signs BP to Houston Office Complex

The energy giant’s BP Lower 48 affiliate will occupy 91,000 square feet at West Memorial Place, a LEED Platinum campus in the Energy Corridor submarket.

Natural gas producer BP Lower 48 has signed a lease for approximately 91,000 square feet at Skanska’s West Memorial Place office campus in Houston. The two-building complex is LEED Platinum and totals 716,000 square feet.

Included in BP Lower 48’s lease is 5,500 square feet of ground-floor space that the company intends to develop into a multi-use amenity space that will feature a seated patio overlooking Terry Hershey Park. JLL’s Louis Rosenthal and Anya Marmuscak represented BP Lower 48.

Located at 15375 Memorial Dr. in the Energy Corridor submarket, West Memorial Place I and West Memorial Place II were constructed using several sustainable features, including waste diversion and energy recovery. The buildings also have thermal insulation to help reduce heat gain while still providing an abundance of natural light.

Skanska is also developing Capitol Tower, a 35-story, 754,000-square-foot office tower in Houston’s central business district. The building is the first office development in Texas to achieve LEEDv4 Platinum pre-certification.
