Seda International Packaging Group renewed one of its leases at Park 94 in Mount Pleasant, Wisc., an HSA Commercial property. The 61,162-square-foot space, which the company has been occupying since 2015, is part of a multi-tenant industrial building located at 1400 International Drive. In 2010, Seda purchased a 323,610-square-foot facility at 12501 Globe Drive to serve as its North American manufacturing and distribution center.
Associate Roger Siegel of The Dickman Co. represented the owner in the lease transaction.
Rapid development
Park 94 is a 184-acre multi-phase development located at the intersection of State Highway 20 and International Drive. The site is part of a 950-acre development zone which offers access to two Interstate 94 interchanges. New projects in the area benefit from tax-increment financing.
“When the partners at HSA acquired the land for ark 94, we all believed in the strategic value of the I-94 logistics corridor between Chicago and Milwaukee,” said Robert Smietana, the company’s vice chairman & CEO. “That being said, I don’t think any of us could have anticipated the scale and pace of development we are witnessing today with new facilities from Foxconn, Amazon, Uline, Seda and InSinkErator all being built or announced in the last few years.”
The most recent projects belong to InSinkErator, which is building its $24 million, 86,200-square-foot headquarters and laboratory facility, and to Foxconn, whose North American manufacturing facility is expected to encompass 20 million square feet at an estimated cost of $10 billion. In addition to projects at Park 94, HSA has recently completed another large industrial facility nearby Nashville, Tenn.
