SCOR Relocates Manhattan HQ

The global reinsurance company will occupy two floors at the former One Chase Manhattan Plaza, a landmark building that Fosun Hive Holdings owns.

Fosun Hive Holdings has signed a 75,000-square-foot lease with SCOR at its iconic 28 Liberty in Lower Manhattan. The global reinsurance company will take up space on the building’s 53rd and 54th floors, relocating its headquarters from 199 Water St., where it currently occupies 65,484 square feet, according to Yardi Matrix data.

Located at 28 Liberty St., the property has direct access to six subway lines, while the new Fulton Center/World Trade Center transit complex lies just two blocks away. The 60-floor property encompasses more than 2.2 million square feet. Built in 1963 as One Chase Manhattan Plaza, the owner rebranded it in 2015. Notable tenants at 28 Liberty include the Office of the New York State Attorney General, which occupies 340,000 square feet, Wolters Kluwer, which takes up 130,000 square feet, the London Stock Exchange, leasing 75,000 square feet, and booking.com, spanning no less than 53,000 square feet.

The property’s rooftop features Manhatta and Bay Room, two private events and restaurant spaces operated by Danny Meyer’s Union Square Hospitality Group. The tower encapsulates a plaza filled with arts, cultural and community events, including Sing for Hope Pianos, Dine Around Downtown food festival, River To River arts festival or Summer Movie Nights.

The asset also includes Marketplace 28, a recently completed, 200,000-square-foot retail component at its base. Alamo Drafthouse Cinema took up 40,000 square feet within the portion and plans to open a 600-seat, 10-screen theater in the fourth quarter of 2019. Legends Hospitality leased 35,000 square feet with the intention of hosting Jeffrey Beers-designed culinary and live entertainment events.

Fosun Hive Holdings Managing Director of Leasing Thomas Costanzo represented the company in-house in the lease transaction, alongside JLL Chairman & President of New York Operations Peter Riguardi, Vice Chairman Mitchell Konsker, Managing Directors John Wheeler, Michael Berman and Daniel Turkewitz and Vice President Eliza Akers. Newmark Knight Frank Vice Chairman Merrill Roth acted on behalf of the tenant. Last month, the brokerage company also arranged an 8,500-square-foot lease for Naftali Group in Midtown Manhattan.
