SC Auto Dealership to Become Mixed-Use Property

A Lat Purser & Associates division is the new owner of the asset, which it plans to convert into 20,000 square feet of office and retail space.

Lat Purser & Associates division LPA Urban has purchased a former auto dealership in downtown Rock Hill, S.C. The firm intends to redevelop the property into 20,000 square feet of multi-tenant boutique retail and creative office space. Renovations are scheduled to start this summer, with completion expected for the end of 2019.

Located at 119 Oakland Ave. in the Knowledge Park corridor, the 1.3-acre property includes an 18,000-square-foot former dealership building and another standalone building that encompasses 2,100 square feet. Planned renovations for the main building include new facade and storefronts and an 1,800-square-foot common area with outdoor seating and meeting space for tenants. Ideal for a boutique retailer or restaurant, the smaller building will also undergo a complete overhaul to include a new patio and storefront openings.

“A downtown location that’s walkable to nearby restaurants and breweries and convenient to University Center, Winthrop and Fountain Park, 119 Oakland Ave. has everything we look for in an urban infill property,” said LPA Urban Broker Mark Miller, in prepared remarks.

Last year, Lat Purser added Bridgewater Center in Mount Pleasant, S.C., to its portfolio. The building comprises 25,300 square feet of retail and office space.
