Savanna Signs 350 KSF Lease at 1 Court Square

A new tenant will occupy 11 floors at the iconic Queens office tower.

The New York City School Construction Authority has leased 350,000 square feet across 11 floors at the iconic One Court Square office tower in Queens’ Long Island City neighborhood. The new tenant will relocate its headquarters from 30-30 Thompson Ave. to the 1,359,110-square-foot property owned by Savanna. Due to the expiration of its previous lease, SCA took the opportunity to expand its current office footprint, President & CEO Nina Kubota said in prepared statements.

This week, another leasing deal included a New York iconic office building: N.Y. Life will relocate its offices to One World Trade Center. Earlier this year, Webster Bank renewed and also expanded its lease at Savanna’s 24-story office building in Manhattan.

A Long Island City office tower

Designed by Skidmore, Owings & Merrill, the 53-story office tower came online in 1989 and was recently renovated. The LEED Gold-certified property has floorplates of more than 33,000 square feet, 27 passenger elevators and first-floor retail. One Court Square also houses the headquarters of Altice; another notable tenant, Centene, occupies 500,000 square feet at the property, CommercialEdge data shows. JLL serves as the building’s leasing agent.

Savanna invested in a major improvement and renovation strategy at the building. Upgrades targeted tenant amenities, including the 150,000 square feet of retail space where a Target store opened recently, the property’s technical infrastructure and its efficiency and sustainability system.

Situated some 10 miles west of downtown Queens at 1 Court Square, the iconic office high-rise is situated above the subway station, providing easy access to all the City’s boroughs and short rides to Grand Central Terminal and Midtown West.
