In spite of the high number of office vacancies along the Dulles Toll Road corridor, RTC Partnership L.L.C. plans to develop a high-end office tower at 1760 Reston Parkway. The proposed 418,000-square-foot mixed-use building would be the tallest structure in Reston Town Center.
The project is set to replace an existing five-story, 61,000-square-foot office building known as the Town Center Office Building. The new, Class A mixed-use building would consist of approximately 413,700 square feet of office space and 5,200 square feet of retail and restaurant use. Standing 23 stories tall, it would be higher than anything in Reston Town Center. The county has already approved the building’s height.
The first five levels of the structure will consist of retail space and structured parking, with offices on the remaining 18 stories above. The developers also plan an outdoor 38,000-square-foot terrace on the sixth floor. The Reston-based Polleo Group has designed the building, which will also feature both below- and above-grade parking spaces and will be built to LEED Silver standards.
While the Reston Planning and Zoning Committee has already approved the project, it still requires review by the Reston Association of Homeowners and the Fairfax County Planning Commission. The project is scheduled to go before the Fairfax County Planning Commission on March 14.
RTC holds termination options for many of the leases in the existing building at the corner of Bowman Towne Drive. This gives the company flexibility to begin demolition. No financing, construction timeline or building tenants have yet been announced.
The developers believe the building can only enhance Reston’s commercial value. RTC is now waiting to receive the go-ahead from the local planning authorities and start work on the project that promises to reshape Reston’s skyline. They also hope the building’s unique design will attract tenants despite the high office vacancies in the region.
