Rockefeller Group Sells Industrial Asset for $91M

Link Logistics purchased the recently completed distribution facility.

The Rockefeller Group has sold a 453,600-square-foot, Class A industrial facility in Northampton, Pa., with the assistance of JLL. Link Logistics paid $91 million for the Lehigh Valley asset.

Completed in 2022, the building is the newest addition to Rockefeller Group Logistics Park, a three-building industrial campus encompassing 1.8 million square feet. The developer broke ground on the facility in 2021 after selling the other two components of the park; CenterPoint Properties had acquired the largest one, a 1 million-square-foot warehouse, for more than $200 million.

An industrial asset in the heart of Lehigh Valley

Located at 800 Willowbrook Road, the one-story, cross-dock distribution facility has a 36-foot clear height, ESFR sprinklers, 90 dock doors and four drive-in doors. The property features 264 vehicle parking spots and 59 trailer parking spots.

Situated on a 36-acre lot, the warehouse is just north of Lehigh Valley International Airport and within 9 miles of Allentown, Pa. The location is also across from the largest FedEx Ground Hub in the U.S. and close to Lehigh Valley Trade Center, a distribution and fulfillment campus developed by Trammell Crow Co. and Clarion Partners.

The asset is roughly 3 miles from State Route 22, providing easy access to Interstate 78 and the area’s highway network, allowing future tenants to reach 40 percent of the national population within a day’s drive. Port Newark Elizabeth-Marine Terminal and Newark Liberty International Airport are also within reach.

JLL Senior Managing Director John Plower, Director Ryan Cottone and Associate Zach Maguire, together with Vice Chairman Paul Torosian and Executive Managing Director Jeff Lockard, represented Rockefeller Group.
