2025 REIT Returns

As of  Aug. 1, publicly traded U.S. equity REITs in the Dow Jones equity all REIT index posted a -0.59 percent total return. S&P Dow Jones office and industrial real estate indexes posted one-year total returns of -11.28 percent and -15.22 percent, respectively.

Among office REITs, Ventas Inc. recorded the highest one-year total return of 33.34 percent. Creative Media & Community Trust Corp. displayed the lowest total return of -98.88 percent.

Industrial Logistics Properties Trust topped all industrial-focused REITs by posting the highest one-year total return of 11.25 percent. Innovative Industrial Properties Inc. logged the lowest total return at -52.49 percent.

S&P Dow Jones office and industrial real estate indexes posted one-year total returns of 4.62 percent and -2.39 percent, respectively. Among industrial REITs, Industrial Logistics Properties Trust logged the lowest total industrial REIT return at -19.14 percent.
