2026 REIT Offerings

The latest REIT capital raising figures from S&P.

From January 1 to May 27, publicly traded U.S. equity REITs raised approximately $11.6 billion through capital offerings. Senior debt accounted for 38.69 percent of total capital raised, accounting to $4.5 billion, followed by common equity offerings which amounted to $7.13.

Healthcare and Other Retail topped the charts among the REIT property sectors. Among the health-care sector, American Healthcare REIT Inc. raised $760 million through Common Equity, whereas for Other Retail sector REIT, Realty Income Corp., raised $862 million via senior debt offerings.

From January 2025 through Jan. 30, 2026, publicly traded U.S. equity REITs raised approximately $18.27 billion through capital offerings. Senior debt accounted for 43.63 percent of total capital raised, accounting to $7.97 billion, followed by common equity offerings which amounted to $7.90.

Health-care and other retail topped the charts among the REIT property sectors. Among the healthcare sector, Welltower Inc., raised $2.45 billion through Common Equity, whereas for other retail sector REITs, Realty Income Corp. raised $650 million via senior debt offerings.
