Record Leasing Numbers at N.C. Self-Storage Facility

10 Federal, a company that acquires, develops, constructs and manages multifamily and self-storage properties in North Carolina, recently announced that its recently opened, fully automated self-storage facility at 3802 Angier Ave. in Durham, N.C., leased a record 77 units in a single month. The firm’s 2542 South Alston Ave. facility held the previous record with 48 leases in May 2016. The property includes 205 climate-controlled and ambient units. 10 Federal’s construction company built the facility in eight months, just in time for the spring leasing season.

Located just outside Durham, N.C., near Bethesda, N.C., the facility features temperature-controlled units, secure technology, drive-up 24-hour access and an online bill pay. “The Angier facility has minimal drive-by traffic, so to achieve this level of success with those limitations is a testament to the quality of the online advertising program that our operations team has implemented as well as the ongoing improvements to the online and kiosk leasing workflow,” said 10 Federal Co-Founder Brad Minsley in prepared remarks.

The entire property is fenced, has security cameras and is accessible only through a security gate. 10 Federal’s unmanned properties use a combination of various technologies including electronic locks from Janus International Group, automated kiosks from Advanced Kiosks, access control from PTI Security System, management software from StorEdge FMS and other proprietary systems.

Later this month, 10 Federal plans to launch a Self-Storage Acquisition and Conversion Fund that will focus solely buying and converting traditional self-storage facilities in the Southeast to full automation. Currently, 10 Federal owns two storage facilities in Durham, N.C., and one each in Graham and Hillsborough, N.C. Other self-storage facilities in North Carolina include the 120,000-square-foot development underway in Charlotte’s South End.
