RealtyLink Plans South Carolina Build-to-Suit Office Project

The five-story building in the Greenville-Spartanburg market is aimed at corporations seeking a trophy headquarters site.

RealtyLink has unveiled plans for Link85, a build-to-suit office headquarters opportunity comprising a five-story, 126,950-square-foot building in Greer, S.C., which will be part of an office-industrial master-planned development.

Trinity Partners is marketing the office portion of the site at the intersection of Interstate 85 and Highway 101 in the Greenville-Spartanburg market.

RealtyLink is also planning a Class A industrial build-to-suit asset on the site, which could range from 100,000 to 355,000 square feet and be used for advanced manufacturing or R&D by technology or life science companies. The site can be modified depending on the user requirements.

Closer look at the office property

The office building is designed by Gensler and will be constructed by Creative Builders Inc. RealtyLink anticipates core and shell delivery within 12 months of the groundbreaking.

The office building will have floor-to-ceiling windows. Floors 1 through 4 will have 24,440-square-foot floorplates. The fifth floor will feature 17,730 square feet of office space and a 4,170-square-foot deck.

The rooftop space is designed for entertaining, company gatherings and a daily retreat for employees and guests. The flexible floorplates and expansive glass lines allow for efficient layouts and plenty of natural light, according to a marketing brochure.

There will be approximately 587 parking spaces. Building naming rights, along with branding and signage opportunities, will be offered.

The site, which carries an Opportunity Zone designation, is located 7 minutes from Greenville-Spartanburg International Airport and 9 minutes from Inland Port Greer. The property is adjacent to the BMW Plant Spartanburg. It is 18 minutes from downtown Spartanburg and 22 minutes from downtown Greenville. The site is approximately 100 miles from Charlotte, N.C., and 150 miles from Atlanta.

The Trinity Partners team leading leasing for the building includes Managing Partner Edward Wilson, Senior Brokerage Associate Grayson Burgess and Brokerage Associate Anthony Porchetta.

Marketing for corporate HQs

Noting the Greenville-Spartanburg market is considered an attractive corporate relocation destination because of its pro-business environment, RealtyLink and Trinity Partners are marketing the office site as a potential company headquarters.

Trinity Partners stated Spartanburg County has a track record of structuring competitive packages for companies of all sizes. In 2025, Spartanburg County secured $3.5 billion in economic investment, along with more than 1,000 new jobs, according to the brokerage firm.

In addition to the 8-million-square-foot BMW manufacturing facility, the Greenville-Spartanburg area is home to numerous companies, including several that have their corporate or North American headquarters in the region. Among those companies are Michelin, Mitsubishi Chemical Group and AFL Global, a fiber optic manufacturer that has its corporate headquarters and four manufacturing plants in nearby Duncan, S.C.

Active in the Southeast

A joint venture between RealtyLink’s RL Cold and BGO obtained a $78.5 million refinancing loan for a 268,060-square-foot cold storage property in Lula, Ga., in July 2025. CJ Logistics fully leased the property, which opened in November 2024. The cold storage warehouse is adjacent to the Northeast Georgia Inland Port, which provides a direct link to the Port of Savannah, Ga.
