RAF Pacifica Group Eyeing Creative Industrial Campus in North County

A dearth of comparable industrial space has determined the developer to get the project going in the 78-Corridor.

San Diego—Developer RAF Pacifica Group is expanding its San Diego-area portfolio by building an industrial campus on a large plot of land in the San Marcos submarket. The company previously acquired the 16-acre land parcel in North County for $8 million. That transaction was arranged by Colliers International representatives Mike Erwin and Tucker Hohenstein on behalf of RAF, while the seller was advised by Adam Molnar and Greg Lewis of CBRE.

Taking shape at the intersection of Bostick Boulevard and Norman Strasse Road in San Marcos, the four-building campus will total 212,000 square feet of space. Known as pro•duc•tion, the project is betting big on its presence in the 78-Corridor and the area’s high-density tech and manufacturing environment. Development at the new facility is set for a groundbreaking in the first quarter of 2017.

According to RAF Pacifica Group Principal Adam Robinson, “very little industrial product has been built during the last cycle in San Diego’s North County market,” as well as pointing out that the facility will feature a wide array of modern finishes and amenities. These will include floor-to-ceiling glass entryways, ample parking, grade-level and dock-high loading doors, natural lighting, and 28’ clear ceilings.

The four buildings will offer tenants large spaces, ranging from 34,000 to 90,000 square feet, that are meant to offer the possibility of expansion and contraction. Another property feature will be the integration of a “creative office component for corporate operations,” Robinson noted.
