Property Goes Platinum in Golden State Capital

Hines and Sterling American Property have achieved LEED Platinum certification on a co-owned asset.

Hines and New York-based Sterling American Property, the owning joint venture of 300 Capitol Mall, have announced that their Sacramento asset is now LEED Platinum certified by the U.S. Green Building Council (USGBC).

The 31-year-old property has an established track record as a highly efficient building, having received the Energy Star label each year since 2002, and now has a rating of 97. This means that the property is operating at an efficiency level that is 56 percent higher than the average U.S. office asset.

Some of the features introduced at 300 Capitol Mall include reducing electrical consumption through the use of lighting controls, reduced water usage, improved indoor air quality, green cleaning, as well as Hine’s proprietary GREEN OFFICE for Tenants program. The asset also participates in Sacramento Municipal Utility District’s Automated Demand Response program. This extensive set of features has led the USGBC to elevate the property’s certification level from Gold to Platinum.

Totaling 383,238 square feet of office space, the 18-story office building was constructed in 1984, following designs provided by DMJM. 300 Capitol Mall is anchored by the California State Controller’s Office and the State of California’s Department of Insurance, who occupy a total of about 320,000 square feet of space at the facility.
