Baum Realty Tapped to Market Downtown Chicago Site

Baum Realty Group was selected to exclusively market a 12,759-square-foot mixed-use property on Damen Avenue and an additional 3,885-square-foot vacant development lot located on the north part of the building.

140 Feet of Retail Frontage

The three-story building at 1616-28 N. Damen Ave. is very close to the intersection of North, Damen and Milwaukee Avenues and two blocks from Chicago’s Wicker Park. It features 139 feet of frontage along Damen Avenue, which is a rare find, according to Janika Brenner, Baum’s principal.

“Having 140 feet of prime commercial frontage is unprecedented on Damen Avenue. The building’s available spaces present unique possibilities for non-traditional tenants as well as retailers seeking a trophy location,” said Brenner in prepared remarks.

The first floor is partially occupied by two retail tenants, Benefit Cosmetics and Real Good Juice, leaving 2,154-square-feet of extra space available for retail, office, apartment or creative use. The newly available 2nd and 3rd floors form another vacant retail suite with restaurant infrastructure. The additional empty development lot represents an ideal opportunity for multi-level retail or a new mixed-use development.
