PNK Group Lands Pennsylvania Industrial Tenant

ModCorr has agreed to fully occupy PNK Group’s 252,282-square-foot warehouse in Allenwood, Pa. The property is in PNK Park Allenwood at Great Stream Commons, a five-building campus spanning 1.7 million square feet. Lee & Associates brokered the leasing deal.

The new tenant operates within the correctional facility industry by manufacturing, delivering and installing modular units. It will utilize the warehouse to expand its service across the Northeast and Mid-Atlantic regions.

The 2024-completed facility features a clear height of 40 feet, 75-foot speed bays and a truck court with a depth of 185 feet, as well as 29 dock doors and two drive-in doors. Parking arrangements include 45 truck and 102 car spaces.

PNK Allenwood 4 is at 89 Enterprise Blvd., inside a Keystone Opportunity Zone, benefiting from tax incentives through 2027. Thoroughfares such as interstates 80 and 180 run within approximately 7 miles, while the downtown areas of Philadelphia and Baltimore are 150 and 170 miles away, respectively.

Developing industrial projects with proprietary methods

PNK Group develops industrial projects utilizing proprietary construction technology, which involves the production of large-unit blocks at its own facilities. The company has been busy this year, ramping up development. In terms of industrial completions, it brought online a 1.2 million-square-foot warehouse this March. The facility is in McDonough, Ga., about 35 miles from Atlanta.

In April, it set out to expand its footprint by breaking ground on an $80 million project spanning 846,260 square feet near Richmond, Va. PNK Group also purchased roughly 22 acres in Windsor, Conn., to build a 218,000-square-foot project, as well as 53 acres in Waterford, N.J., for the development of a 270,000-square-foot facility.
