Plans Move Forward for Massive Newbury Market Brownfield in South Fayette

South Fayette commissioners have recently approved the site plan for the Newbury Market, a mix of retail, restaurant, office and hotel space slated to rise across 100 acres of land near the Bridgeville interchange of Interstate 79.

According to the Pittsburgh Post-Gazette, the first of the three development phases of the long-awaited commercial center will include a Giant Eagle grocery store, a Courtyard by Marriott hotel, two office buildings, five large retail stores, parking spaces and a pedestrian-friendly town center with shops, restaurants, outdoor seating, a plaza for concerts and a small park.

The Newbury Market project is being developed by Bridgeville-based EQA Landmark Communities/Newbury Development Associates LP, represented by project manager Eric Newhouse and president Brett Malky.

Additional development phases will require separate plans and approvals, township engineer Mike Benton told the newspaper.

Construction on the first phase of Newbury Market is expected to begin towards the end of the year. If all goes according to plan, the grand opening could be held by late 2015.

The developer is also in charge with traffic congestion mitigation measures, including new entrances to the market, the installation of traffic signals, additional turning lanes and wider roads.

At the Route 50 entrance to Newbury Market, township officials have previously approved the construction of Gateway Shops, which will open sooner than the rest of the development. The project includes a nine-unit, 21,750-square-foot shopping plaza with four fast-food restaurants, two retail stores, two financial businesses and one medical office, as well as a separate 1,820-square-foot coffee shop.

Upon completion, the Newbury Market could bring approximately 1.2 million square feet of retail, restaurant, hospitality and office space.

The project is part of the vast $450 million, 300-acre Newbury master plan, the brownfield redevelopment of the former site of the Koppers chemical plant. Besides the commercial center, plans also call for 200 single-family homes and a 250-unit garden apartment complex on Oakridge Road known as Newbury Village.
