As of Dec. 17, 2025 publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.97 percent.
The office REIT sector recorded the highest one-year average dividend yield among this group at 5.44 percent, outpacing the broader Dow Jones Equity All REIT Index by 1.46 percentage points.
The 10-Year T-Note surpassed the Equity All REIT sector by 19 basis points. The industrial REIT sector logged the lowest dividend yield with 3.32 percent.

The office REIT sector recorded the highest one-year average dividend yield among this group at 5.25 percent, outperforming the broader Dow Jones Equity All REIT Index by 1.37 percentage points.
The 10-Year T-Note outperformed the Equity All REIT sector by 43 basis points. The industrial REIT sector logged the lowest dividend yield with 3.21 percent.
