Philly-Area Gateway at Greenway Park Tops Out

Gateway at Greenway Park, one of Southside Bethlehem’s newest mixed-use projects, has reached its maximum height. The 127,832-square-foot building, located at 3rd and New Streets, is beeing built by Quadratus Construction Management. 

The six-story Gateway at Greenway Park property is a $24 million project—according to a report by local news site Lehigh Valley Live— and is expected to lead to the revival of Southside Bethlehem. “We have talked about the rebirth of the Southside for many years,” said Robert Donchez, the mayor of Bethlehem, in prepared remarks. “I believe this project, known as Gateway at Greenway Park, the parking garage and Greenway Commons are the beginning of a true renaissance in South Bethlehem.”

Universities as anchor tenants

Once the project is finished, the first floor will be used for retail, and office space will occupy floors two through six. The building will incorporate a three-story glass walkway linking to the 600 car parking garage, which is also under construction. The anchor tenants of the asset include St. Luke’s University Health Network and Lehigh University.

“The partnership between the City, Lehigh University and St. Luke’s could not be stronger. Their commitment to being anchor tenants in this building will bring much needed foot traffic to the businesses in the area and will bring renewed interest and excitement to South Bethlehem,” added Donchez.

Howard Kulp Architects PC designed the building and the developer is ION Development Group. Jody King, vice president of CBRE, is the exclusive leasing agent for the property.
