Orlando-Area Class A Office Building Changes Hands

Championsgate, Fla.—In a transaction facilitated by Marcus & Millichap’s Orlando-area team, an office asset located in the resort community of Champions Gate was recently sold to a local Tampa family. The asset traded for about $7.3 million.

The new owner acquired the property to partially accommodate an exchange for a recent portfolio sale. The undisclosed buyer was represented by Dan Mulkey, vice president of Marcus & Millichap.

Located at 8390 Champions Gate Blvd., the three-story class A office building offers a total of 44,836 square feet of space on a 3-acre lot. The multi-tenant office constructed in 2001 is immediately west of Walt Disney World and in close proximity to Interstate 4, as well as to the Reunion Resort and the Celebration residential community.

“The building has experienced good occupancy in the past and due to the quality of the asset and the desirability of the location there is no reason to believe this will not continue,” said Mulkey in a prepared statement. The asset was fully leased at the time of the sale, the tenant roster including medical use, general business and government offices.
