New Home, Bright Smiles: Dental Education Association Relocates HQ
MetLife Investment and Norges Bank Investment own the Washington, D.C., building.

The American Dental Education Association is relocating its Washington, D.C., headquarters to District Center, a 12-story office building at 555 12th St. NW, in the city’s East End submarket. MetLife Investment Management and Norges Bank Investment Management are the property’s owners.
The non-profit organization has signed a 10-year lease to occupy 30,000 square feet on the building’s fourth floor in early 2026. Stream Realty Partners facilitated the transaction.
ADEA will be relocating from its current headquarters at the Association of American Medical Colleges. District Center spans 850,000 square feet, including a retail component.
Amenities feature an atrium lounge, a fitness center with personal training class options, fit with lockers and showers, as well as onsite bike storage. District Center tenants also have access to a rooftop lounge that includes entertainment and conference spaces totaling more than 3,000 square feet.

District Center was built in 1995. MetLife acquired the asset in 2014 from Manulife Investment Management for $505 million, according to CommercialEdge. The building is located in a high-traffic area, less than a mile from the White House and the Smithsonian National Museum. The WMATA’s second-busiest metro station is within a two-minute walk, making it accessible via public transit.
Stream Realty Investors’ team of Managing Directors Andy Eichberg and Matt Pacinelli, with Executive Vice President John Klinke, represented MetLife. On the other side of the transaction, the team of Susan Thomas and Thomas Brown of CBRE represented the tenant.
Due to its location near downtown D.C., there are various retail and dining options close by, as well as onsite options. ADEA will be joining a tenant list including Potbelly Sandwich Works, Nordstrom, Saks Fifth, Kroll and others, CommercialEdge shows. Currently, the building is 95 percent occupied.
Stream Realty Partners’ recent activity
In a similar transaction, earlier in 2025, Stream facilitated a 75,000-square-foot lease at Bayport Plaza in Tampa Fla., for American Integrity Insurance. The company will be moving into its new office space in 2026, occupying three floors in the 11-story building.
At the beginning of the year, the real estate firm entered a partnership with Piedmont Office Realty Trust for a Dallas-Fort Worth area assignment. In Irving, Texas, Stream became the exclusive leasing agent for The Connection, a three-building office property. Piedmont purchased the portfolio in 2022.
