New Border Crossing Terminal Spurs Industrial Development

Building 18 of the Siempre Viva Business Park is now finally underway. A development team consisting of Murphy Development, architect Gene Cipparone, K&S Engineering and Lusardi Construction recently held a groundbreaking for the new facility.

Located at 2600 Melksee St. in Otay Mesa, Building 18 is set to offer a total of 121,970 square feet of space. The concrete tilt-up facility is set to feature a 32-foot clear height, 8,000 amps of 277/480 volt power, manufacturing sewer and water capacity, concrete truck courts, wide column spacing and high dock door ratios. Following the building’s completion, the business park will be one building short of full build-out. Once completed, Class A industrial building at the site will be a 78,000-square-foot facility at 8500 Kerns St, bringing the park at a total of 2.1 million square feet of space.

Murphy Development is planning to capitalize on the completion of the Cross Border Xpress Terminal later this year. Due to the linking of Otay Mesa to the Tijuana International Airport, commerce is set to receive a boost, which is why the company is planning the Brown Field Technology Park, set to provide one million square feet of corporate industrial space.
