New Blueprint Picks Up Milwaukee Facility

The buyer plans to reposition the property.

New Blueprint Partners has bought a 203,000-square-foot industrial facility in Brown Deer, Wis., a suburb of Milwaukee, for $8 million. The property traded from Hansen Storage Co.

Engine & Transmission Exchange and Rockwell Automation Inc. currently occupies the single-story building at 8100 N. Teutonia Ave. The 14-acre asset allows easy access to interstates 43 and 41, while being 14 miles from downtown Milwaukee and 19 miles from Milwaukee Mitchell International Airport.

Built in 1965, the one-story building features 20-foot clear heights, fire sprinklers, one grade-level door and 13 dock-high doors. The new owner’s strategy focuses on acquiring and repositioning industrial properties and plans to work with the Village of Brown Deer on the upcoming redevelopment plans for the facility.

New Blueprint Partners owns three other industrial assets in Milwaukee, encompassing 419,512 square feet of space, according to CommercialEdge information. The most recent acquisition closed in July 2024, when the company paid $12 million for a 181,700-square-foot industrial asset at 700 W. Calumet Road, just 4 miles from the property on North Teutonia Avenue.

Meanwhile, 37 industrial facilities changed hands in the metro since the start of 2025, according to the same source. The properties encompass nearly 3.3 million square feet and changed hands for a total of $107.8 million. Most of them were Class C assets, built between 1947 and 2020.
