Netflix Eyes Hollywood Production Center at Massive Discount

The asset may trade for at least $1 billion less than its previous sale price.

Netflix is reportedly looking to buy the Radford Studio Center, a 1.2 million-square-foot stage, support and office campus that serves in movie production, according to Bloomberg. A group of lenders led by Goldman Sachs seeks to divest the Studio City, Calif., property, after Hackman Capital Partners defaulted on a $1.1 billion loan.

The asset could change hands for $330 million to $400 million, as reported by The Los Angeles Times. Radford Studio Center previously commanded nearly a whopping $1.9 billion in its 2021 trade, when Hackman Capital Partners and Square Mile Capital Management acquired it from ViacomCBS.

The deal came as production increasingly moved to user-owned facilities instead of leased studio space. Hackman had initially planned a $1 billion modernization of the 1928-completed property, but rising interest rates and the 2023 writers’ and actors’ strikes pressured Los Angeles studio real estate values.

Radford Studio Center hosted innumerable TV shows and movies, including “Seinfeld,” “Gilligan’s Island,” “Will & Grace” and, most recently, “Wonder Man”. The 55-acre campus is at 4200 Radford Ave., about 8 and 12 miles northwest of downtown Hollywood, Calif., and Los Angeles, respectively.

The local studio market recorded a vacancy of 62 percent at the 2025 midyear point, according to FilmLA data. Radford Studio Center was 61 percent leased as of September, as reported by Bloomberg, with the tenant roster including Paramount and CBS.

Netflix’s dominion over Hollywood and its Eastward expansion

Netflix is the largest commercial tenant in Hollywood, according to the Los Angeles Times. The company leases roughly 1.5 million square feet in the market, including 722,305 square feet at properties owned by Hudson Pacific.

However, the company also seeks to develop its own properties. The firm plans to invest $1 billion to build an East Coast base of operations, in New Jersey, dubbed Netflix Studios Fort Monmouth. The project will include 12 soundstages totaling approximately 500,000 square feet.
