NAI Hiffman Negotiates Lease Renewal for 3M
The 410,400-square-foot build-to-suit is located in Dekalb, Ill., and has had 3M as single tenant since 2007, when it was finalized.

3M Co. will continue to operate from its industrial facility located in Dekalb, Ill., for an additional five years. NAI Hiffman, which specializes in Chicago leases, closed on the new agreement on behalf of the owner. 3M moved into the build-to-suit facility at its completion in 2007.
A highly amenitized build-to-suitÂ
The 410,400-square-foot building is located at 1211 Fairview Drive on a 21.6-acre lot, according to Yardi Matrix. The precast one-story construction features 32-foot clear heights, T-5 light fixtures, ESFR sprinklers, insulated ceilings and 178 trailer parking spaces. One loading door is at the grade level while 35 others are at the dock level.
The building faces McCormack Park and offers easy access to Interstate 88 via Peace Road. The Chicago O’Hare International Airport is approximately 60 miles from the property, but DeKalb Taylor Municipal Airport is only a few miles away.
NAI Hiffman’s team of brokers was made up of Executive Vice President John Cash and Vice Presidents Adam Naparsteck and David Haigh. CRESA’s Principal Mike Gordon represented 3M.
