Miller Neff Lands $31M for Oklahoma City MOB

The medical facility came online in 2015.

Miller Neff Development has obtained $31.3 million for the refinancing of St. Anthony Healthplex North, a medical office building in Oklahoma City, according to CommercialEdge. Tinker Federal Credit Union provided the loan for the 96,422-square-foot facility.

Previous financing included a $30 million note provided by Deutsche Bank Trust Co. and originated by RAIT Financial Trust, the same source shows. That note matured earlier this month.

Situated on 8 acres at 13401 N. Western Ave., the facility is close to Interstate 344 and several retail opportunities. Downtown Oklahoma City is some 12 miles away, while Will Rogers International Airport is 20 miles southwest. Other medical providers in the area include Oklahoma City Orthopedics and Mercy Hospital Oklahoma City.

Completed in 2015, the Class A medical outpatient facility rises four stories and has two passenger elevators, as well as less than 320 parking spaces. The tenant roster includes Oklahoma Radiology Group and Oklahoma Otolaryngology Associates, with services including neurology, pain care, orthopedics and primary care.

Lending activity in the medical office building sector in the first quarter of this year reached approximately $15.7 billion in loan originations, according to an Avison Young report. This represented more than a third of the $41 billion total originations in 2024. Additionally, the sector saw more large-scale financing deals compared to the previous year, suggesting growing lender confidence in stabilized markets.
