Marcus & Millichap Brokers Sale of East Texas Storage
The firm’s Fort Worth-based Karr Self-Storage group arranged the sale of a 735-unit facility located in Corsicana, Texas, roughly 58 miles from Dallas.

The Karr Self-Storage group of Marcus & Millichap has facilitated the sale of Mini-West Storage, an 81,050-square-foot facility in Corsicana, Texas. The Fort Worth-based brokerage team represented the seller, a private investor, and procured the buyer, a self-storage operator based in Colorado.
The storage asset is located at 1400 N. 45th St., just off freeways 22 and 31, around 58 miles from downtown Dallas. Additionally, the Corsicana Municipal Airport is situated 10 miles of the property. Mini-West Storage was built in four phases between 1986 and 2016 and comprises 192 climate-controlled and 543 non-climate-controlled units, ranging from 25 to 250 square feet.
The units feature garage-style roll-up doors, video surveillance cameras, personalized key-pad gated entry and perimeter fencing and lighting. The facility is 80 percent solar powered and the site also offers room for further self storage expansion. An adjacent 0.7-acre site occupied by a five-bay self-service car wash was included in the transaction.
The firm’s brokerage group included Director Brandon Karr and Senior Associate Danny Cunningham. In February, the team arranged the sale of Payless Storage, an 87,600-square-foot storage asset in Texarkana, Texas.
