Mapletree Plans 953 KSF New Jersey Logistics Facility
This two-building project on a greenfield site is scheduled to deliver in early 2028.

Mapletree Investments has acquired a 96.8-acre site in Manalapan Township, N.J., where it plans to develop a 952,720-square-foot, two-building logistics facility. The speculative project is scheduled for completion in the first quarter of 2028.
The development will comprise two warehouse buildings—one of 300,220 square feet and another of 652,500 square feet—each with 40-foot clear heights. The property will feature 366 car parking spaces, 141 trailer parking spaces and 172 dock doors, along with EV charging infrastructure and smart metering technology, and it will target LEED Silver certification.
The site, at 370 Smithburg Road, is undeveloped land, a Mapletree spokesperson told Commercial Property Executive. The location is near Exit 8 of the New Jersey Turnpike, offering one-hour access to both New York and Pennsylvania. It is also within reach of major air cargo hubs, including Newark International Airport and Philadelphia International Airport.
The property also provides direct connectivity to three of the nation’s busiest seaports: the Port of New York and New Jersey, the Port of Philadelphia and the Port of Wilmington in Delaware.
Advancing on multiple fronts
Just as the new year opened, Mapletree Investments U.S. CEO Rich Prokup spoke at length with CPE about the company’s surging investments and development in the industrial sector. In October 2025, Mapletree broke ground on two industrial projects in suburban Chicago.
At 3600 Houbolt Road in Joliet, Ill., near the Interstate 80/Interstate 55 interchange, the firm is building a 312,306-square-foot bulk warehouse on an 18.1-acre site with proximity to Joliet Intermodal Center, North America’s largest inland port.
At 1360 Schiferl Road in Bartlett, Ill., Mapletree is developing a 149,100-square-foot light industrial building on an 8.2-acre site, adjacent to an existing 400,000-square-foot Mapletree warehouse. Dubbed Bartlett Commerce Center, it will be a part of Brewster Creek Business Park, a 5.2 million-square-foot campus.
Both projects are expected to deliver in summer 2026.
Also in the second half of 2025, Mapletree launched another industrial project in Joliet, Ill., as well as industrial and logistics facilities in Tobyhanna, Pa., and Westampton Township, N.J.
