Logistics Property Plans 1.5 MSF Campus Near Dallas

This industrial complex is expected to come online by early 2028.

Logistics Property Co. is expanding its footprint in Texas with the development of Bear Creek Logistics Park, a two-phase, five-building, 1.5 million-square-foot campus in the Dallas-Fort Worth metro. The company plans to break ground in the second quarter and completion is expected to deliver in early 2028.

The company recently closed on a 109-acre site at 701 W. Rock Island Road in Grand Prairie, Texas. The property, situated at the four-way intersection of President George Bush Turnpike and Shady Grove Road, is 10 minutes from Dallas-Fort Worth International Airport. The park’s location will provide easy access to the metro’s growing population of more than 6 million residents.

Aaron Martell, executive vice president – Central Region for LogiPropCo, said in a prepared statement infill sites of the scale and quality of the Grand Prairie property are very rare. Martell and Wilson Goode, senior vice president – South Region, sourced the land for the development. Steve Koldyke, Brian Gilchrist and Kacy Jones of CBRE are handling leasing for the logistics park.

When built-out, Bear Creek Logistics Park Phase I will have 534,378 square feet of space across two buildings. The facilities will have clear heights ranging from 36 feet to 40 feet as well as significant auto and trailer parking.

Lone Star State expansion

LogiPropCo has developed 6.7 million square feet of industrial space in Texas, with nearly 5 million square feet being built in the Metroplex market. One of these holdings is Southport Logistics Park, a three-building, 252-acre campus in Wilmer, Texas.

The company recently completed construction of 12821 Titanium St., its first project in Austin, Texas. LogiPropCo broke ground on the two-building, 408,160-square-foot industrial project in July 2024.

Growing national industrial portfolio

LogiPropCo owns or has under development 27.9 million square feet of logistics facilities across 14 U.S. markets. Founded in 2018, the company has developed more than 55 million square feet of space in key markets like Atlanta, Chicago, Dallas and Seattle.

Many of its developments are in its own backyard. Earlier this month, LogiPropCo closed on a 22-acre site in Schaumburg, Ill., where it will build 390 O’Hare Logistics Park, a two-building development with two 221,580-square-foot buildings. The logistics park has immediate proximity to Chicago O’Hare International Airport and the surrounding highway infrastructure.

The land closing follows two additional LogiPropCo developments in the O’Hare market announced last year. The 122,470-square-foot facility at 2700 York Road in Elk Grove Village, Ill., was recently completed, while the 171,600-square-foot logistics property at 424 Howard Ave. in Des Plaines, Ill., will deliver this summer.

In November, LogiPropCo closed on a 43-acre site in Bridgewater, Mass, where it will build two rear-load warehouses totaling 312,279 square feet at United Logistics Center. The project is slated for completion in early 2027. It is the company’s first speculative development in the Boston market.

And in September, LogiPropCo broke ground on the second phase of Gainesville 85 Business Center, an industrial park totaling more than 1 million square feet in Gainesville, Ga. The metro Atlanta project, slated for delivery in the second quarter of this year, will consist of two buildings totaling 326,040 square feet.
