Lincoln Property Brokers Atlanta-Area Office Sale
Equity Office Property Trust sold the 106,561-square-foot building in Alpharetta, Ga., to AmTrust Group. Lincoln Property will continue to manage the asset.

Lincoln Property Co. Southeast has brokered the sale of 3925 Brookside Parkway, a 106,561-square-foot, Class A office building located in Alpharetta, Ga.
AmTrust Group acquired the property from Equity Office Property Trust. Lincoln Property Co. Senior Vice President Hunter Henritze represented the seller. while CBRE’s Jay Dowlen, senior vice president, and Charles Beard, senior associate, represented the buyer.
“3925 Brookside Parkway is a great example of the continuing trend of corporate users acquiring well-located properties that are excellent long-term investments and also satisfy the space needs of the owner,” Henritze said in prepared remarks.
3925 Brookside Parkway is a four-story glass office building completed in 1998, currently leased to NCR Corp. through the end of 2017. The property is situated in the Brookside Office Park development, with access to Highway 400 via Old Milton Parkway.
According to Yardi Matrix data, the asset is subject to an $11.4 million loan originated by Citibank. It previously traded hands as part of a portfolio sale in 2011.
Lincoln Property Co. Southeast will continue to manage 3925 Brookside Parkway. Also in Atlanta, Lincoln recently negotiated a lease expansion at Lakeside at Peachtree Corners.
