Charlotte, N.C.—Charlotte-based Lincoln Harris has been selected to market a new, three-story office and retail building along South Boulevard, near the Scaleybark light rail station. DAS Architecture is the designer of the roughly 40,000-square-foot building and Mike Joyner is the developer.
Located at the intersection of South Boulevard and Hollis Road, on a corner that is currently occupied by a single-story commercial building, 3441 South Blvd., will be just south of historic South End and across from the planned Scaleybark Station mixed-use development. The building will feature high ceilings and open floor plans, as well as signage opportunities for larger tenants.
The development firm plans to commence construction on the building once it has secured leasing commitments for at least 50 percent of the office space. Verbal commitments have already been made for about 35 percent. According to the Charlotte Business Journal, the estimated delivery of the new property is in the first or second quarter of 2018.
“With easy access to the light-rail line and close proximity to neighborhood retail, restaurants and entertainment, 3441 South Blvd., is an exciting new option for creative office users in one of Charlotte’s most desirable submarkets,” said Jubal Early, senior vice president of Lincoln Harris, in a prepared statement.
3441 South Blvd. will join other office buildings that are currently underway in South End. At the end of 2016, Stiles announced plans to construct a new Class A office building on Summit Avenue.
