Liberty Expands, Rebrands Northwest Business Park

Liberty Property Trust plans on adding 212,000 square feet to its Liberty Northwest Business Center. The company has recently broken ground on two new on-site buildings, its second and third sustainable development projects in Houston.

The first building, an 84,000-square-foot high-finish flex facility, will be set at 5500 N. Sam Houston Parkway; the second will be a 128,000-square-foot warehouse building located at 14031 Hollister Road. Both buildings will feature state-of-the-art design, advanced fire suppression systems,  lexibility for the tenants to store different product types and the ability to accommodate high levels of office build-out, a shared 200-foot truck court and extensive parking. Offering numerous high-performance features, including enhanced daylight views, insulating glass for 12’ and 15’ceiling heights, energy-efficient lighting fixtures and high energy-efficient HVAC equipment, both buildings are registered with the U.S. Green Building Council for LEED-CS (Leadership in Energy and Environmental Design for Core & Shell).

Perry Seeberger with Terra Associates will serve as architect for the development project, while Cadence McShane will be the general contractor and Jay Ohanesian the project manager.

The buildings will be part of the Liberty Northwest Business Center, currently composed of two multi-tenant industrial buildings totaling 326,400 square feet. Liberty acquired the two buildings, currently 100 percent occupied, in 2007. The property also includes a vacant 28-acre parcel of land where the two new buildings will rise. Liberty rebranded the development, changing its name from Beltway at Bammel Park, with plans to introduce the element of sustainability; no plans concerning further developments for the rest of the vacant land have been released, but Liberty can add as many as four more buildings in the business center.

Upon completion, set for January 2012, the Liberty Northwest Business Center will offer 538,400 square feet of Class A state-of-the-art industrial/distribution space.
