Law Firm Leases 180 KSF at 3 World Trade Center

Freshfields will be relocating to the new space in early 2024.

Freshfields Bruckhaus Deringer US LLP has signed a lease for 180,000 square feet at 3 World Trade Center in Lower Manhattan. The firm is currently in its Midtown location, 601 Lexington Ave., and plans to relocate in early 2024.

3 World Trade Center is owned by Silverstein Properties. Leasing floors 51 through 54, Freshfields has signed for a total of 15 years. The space will be designed by Gensler to offer a professional atmosphere for Freshfields clients and employees. Gensler also designed the firm’s Silicon Valley, Calif., office. Freshfield has a total of three U.S. locations, including an office in Washington, D.C.

Open since June 2018, 3 World Trade Center is New York City’s fifth-tallest tower. According to CommercialEdge data, the property is 80 stories high and totals 2.8 million square feet, including five floors of retail occupying 300,000 square feet. The building is LEED Gold Certified and takes up some 19 acres.

The tower is the newest office space to open in the World Trade Center campus. Current tenants include Uber, McKinsey, Hudson River Trading, IEX, WPP/GroupM, Better and Casper. Of those, GroupM leases the most space taking 686,000 square feet. Cozen O’Connor leased the 55th floor of the Class A office space in 2019 and also signed for 15 years.

Towers on the campus tend to have high occupancy rates. As of April, 7 World Trade Center was 97 percent leased. Amenities for tenants include an outdoor terrace, a hospitality program, several food options and an app offering access to fitness classes and social events.

Jeremy Moss, executive vice president of Silverstein Properties, led landlord negotiations with the help of CBRE’s Marry Ann Tighe, Ken Meyerson, Adam Foster, Evan Haskell, Steve Eynon, Caroline Merck and Rob Hill. A Savills New York City Consulting Group team led by David Goldstein and Jarod Stern represented Freshfields.
