Law Firm Expands at Namesake Houston Office Tower

The expansion brings the tenant to 139,000 square feet in total.

Anchor tenant Norton Rose Fulbright has added 20,000 square feet at Norton Rose Fulbright Tower, Skanska’s 28-story office tower at 1550 Lamar St., in downtown Houston. By leasing an additional floor, the law firm’s total presence stands at 139,000 square feet.

Following this expansion, Norton Rose Fulbright Tower, also known as 1550 on the Green, is now 63 percent occupied and more than 70 percent leased, with the disparity reflecting some tenants who have not yet built out their spaces and moved in, according to Skanska. The building was completed in 2024.

Other notable tenants include Boston Consulting Group and Hicks Johnson PLLC.

The building holds LEED Platinum, WELL Platinum and WiredScore Platinum certifications. Other amenities include The Summit, a top-floor meetings and events venue that features rooftop gardens, and on-site dining options.

1550 on the Green is the first component of a three-block mixed-use project, Discovery West, that is being developed by Skanska and Bjarke Ingels Group. The 3.5-acre master plan will comprise three neighboring properties, along with restaurants, retail and green space.

Houston’s mixed office market

Houston’s overall office market saw modest net absorption of 425,000 square feet on an inventory of 198.4 million square feet in the second quarter of 2026, according to a report from Colliers. Class A buildings accounted for more than 60 percent of the total leasing activity, and year-to-date deliveries totaled 650,244 square feet.

The nearly 31 million square feet of Class A space in the CBD submarket has a total availability of 32.2 percent and has seen about 58,000 square feet of net negative absorption year-to-date, according to Colliers.

Another sizable lease in the metro came in February, when accounting firm Melton & Melton leased 31,013 square feet at Canyon Creek Real Estate’s Westchase Park I, a 272,361-square-foot office building. Stream Realty Partners represented ownership, and JLL represented the tenant.
