Law Firm Commits to Dallas Trophy Tower

The new tenant will relocate to the tallest building in the metro.

Metropolis Investment Holdings has signed a 28,366-square-foot lease with law firm Simon Greenstone Panatier, PC at Bank of America Plaza, a 1.8 million-square-foot office tower in Dallas’ CBD. Cushman & Wakefield represented the tenant, while JLL worked on behalf of the landlord.

The law firm will move its headquarters from Renaissance Tower, located also in the CBD to the city’s tallest building. Metropolis picked up the trophy office asset back in 1998 from PGIM Real Estate, CommercialEdge data shows.

Bank of America Plaza rises 72 stories at 901 Main St. and features amenities, such as a fitness center, concierge services, car wash, a conference center, a 3,000-square-foot tenant lounge and restaurants. The building earned LEED Gold, Fitwel, UL Verified Healthy Building for Indoor Air & Water and Dallas Green Business Platinum certifications.

The property’s tenant roster includes Copp Law Firm, AG&E Structural Engenuity, Bank of America, GM Wealth Group, Frontline Source Group and others, according to CommercialEdge data.

Cushman & Wakefield’s team included Executive Managing Director Tom Sutherland, Managing Director Ryan Hoopes and Senior Associate Dean Dahlsten, while JLL’s Managing Directors Russ Johnson and Joel Pustmueller represented the other party.

Office leasing in Dallas-Forth Worth

Despite economic challenges, the Dallas-Fort Worth office market performed well throughout 2022, recent CommercialEdge data shows. The Metroplex had a 17.9 percent vacancy rate in January, down 60 basis points over the month and 130 basis points higher than the national rate of 16.6 percent. The metro ranked second after Charlotte (13.2 percent), surpassing Austin (19.1 percent) and Atlanta (20.0 percent).

Recent deals in Dallas include Taconic Capital Advisors’ 30,650-square-foot lease with Forv/s at its 388,432-square-foot International Plaza 2. The accounting and advisory firm’s full-floor commitment brought the property to 93 percent occupancy.

In March, CBRE Group announced plans to move its global headquarters to the Park District, a two-tower mixed-use property in Uptown Dallas. The real estate giant will occupy two-and-a-half floors totaling approximately 67,000 square feet at Trammell Crow Co.’s office building.
